Proxima Residence
The 1,145m2 light industrial city fringe site presented several challenges, including its proximity to the main arterial route of Newton Road, the existing petrol station abutting the southern boundary, and the predominance of commercial rather than established residential buildings in the immediate area. The development brief was for an apartment building that would make a statement.
The expectation was that the building would also be a catalyst for transformation in an area of Auckland with significant potential for urban regeneration. Leticia was involved in the project during the Building Consent Process and Construction Observation and participated to some extent in the communal interior design aspects. Leticia assisted as lead under registered architect supervision. She completed specific tasks of client liaison, consultant coordination, documentation, technical detailing, quality assurance, observation tasks, and managing other staff on the project. Te Uru T3 & 4 Precinct Hobsonville Point Road
The Te Uru Precinct is a ‘gateway’ into Hobsonville Point.
The design concept for the Te Uru Precinct draws inspiration from the Pōwhiri, the traditional welcome to remove the tapu of Manuhiri (visitors) to make them one with the Tangata Whenua. This narrative, a gradual process of the two coming together, is particularly pertinent given the site’s location and scale, symbolically welcoming visitors into Hobsonville Point. Two important parts of the Pōwhiri, the Karanga and ‘Hongi’, are key elements of our design. The former, a spiritual call through the passages of time from women to women, is the fourth stage of the Pōwhiri. For more information on this project, please visit the Construkt website.

Te Uru 8 Precinct - Hobsonville Point Rd
The TU8 Apartments in Hobsonville consisted of 3x 4-storey apartment buildings with 76 apartments total. Construkt was the lead consultant, leading a large consultant team for both Resource Consent and Building Consent applications, consisting of Planning, Landscape, Civil, Structure, Fire, Passive Fire, Building Services, Façade, Acoustic and Seismic specialists. The main contractor was also involved during all project stages as part of an ECI engagement. The stages of the project that Leticia was involved with included developed design, detailed design, procurement, and observation. Leticia was the project lead under registered architect supervision and completed specific tasks of client liaison, consultant coordination, documentation, technical detailing, quality assurance, observation tasks, and managing other staff on the project.
